WITH RENTS DOWN IN the Grand Central area, even the long-troubled Mobil building is showing signs of life.
Brokers say a handful of tenants seeking large blocks of space are looking at the 42-story tower at 150 E. 42nd St., which remains one of the emptiest buildings in all of Manhattan.
Three potential tenants are looking over leases for a total of 250,000 square feet, says Frank V. Ward, chief operating officer for owner Hiro Real Estate Co. Rents are expected to be in the range of $25 to $35 per square foot. A series of others are sussing out spaces of 150,000 to 200,000 square feet, he says. Edward S. Gordon Co. is handling the leasing for the building.
